Preventative maintenance on the North Shore: the programs we run

Almost every expensive repair we are called into on the North Shore began as a small, visible thing that nobody was watching: a blocked gutter above a flat roof in Caulfeild, a failed perimeter drain in the British Properties, a hairline gap in cedar cladding facing the Strait. Rain does the rest. A home here receives well over 1,500 mm of rain a year, and salt air accelerates everything metal.
Preventative maintenance is not a service you add once the damage is done. It is a calendar, run by someone who knows the building envelope, the mechanical systems and the history of the property. That is what our programs are.
What the calendar actually looks like
- Autumn: full gutter, downspout and perimeter-drain clearing before the November rains; roof and flashing inspection; skylight seals; sump and pump testing.
- Winter: freeze watch on exposed lines and outdoor kitchens, storm and windfall response, heat-trace verification, snow and ice management on the upper slopes.
- Spring: envelope wash, cedar and timber treatment, deck and railing review, irrigation start-up and backflow testing, moisture readings at known problem elevations.
- Summer: exterior finishes and staining, window and glazing service, pool, spa and water-feature programs, HVAC and heat-pump servicing before the shoulder season.
The three programs
Custodian is a monthly cadence for owners in residence who simply want the calendar, the trades and the invoices handled quietly. Northcliff Signature moves to weekly inspection with photo reporting, housekeeping and grounds programs, and 24/7 emergency response — it is the program most principal residences and second homes sit on. Private Estate adds on-site staff, household payroll and full project direction for waterfront and gated properties.
Every program includes a digital property record: equipment, warranties, finishes and the trades who have touched them. When something fails at 2 a.m., the difference between a nuisance and a claim is usually whether someone already knew where the shut-off is.
What it saves
A drainage clearing costs a few hundred dollars. A remediated crawlspace and rebuilt wall assembly costs tens of thousands, plus months of your time and an insurance file that follows the home. The maintenance calendar exists to keep the first number the only number you ever see.
