Renovation and project direction: why a two-year build needs an owner's representative

A significant renovation on the North Shore is rarely a six-month affair. Between design, District of West Vancouver or City of North Vancouver permitting, geotechnical and arborist requirements on sloped or treed lots, and a trade market that is genuinely busy, an ambitious project can run two years. Without someone representing the owner on site, that time is paid for in change orders and in your own evenings.

The gap we fill

Your architect protects the design. Your builder protects the build. Neither is structurally positioned to protect your budget, your schedule and your standard at the same time. An owner's representative is — and answers only to you.

What direction includes

  • Coordination between architect, designer, builder and specialty trades, with one weekly report to you rather than five inboxes.
  • Budget and schedule tracking, with every change order reviewed, priced and approved before work proceeds.
  • Permit and inspection liaison with the District of West Vancouver and City of North Vancouver, including tree, slope and drainage conditions.
  • On-site quality supervision and sign-off at each stage, not just at completion.
  • Deficiency walkthroughs, warranty registration and follow-up long after the trades have left.

Why us specifically

We already maintain homes of this calibre, which means we know how a detail performs in year five, not just how it photographs at handover. We know which North Shore trades finish what they start. And when the project completes, the property record — equipment, warranties, finishes, trades — moves straight into your ongoing maintenance program, so nothing is lost in the handover.

Whether you are adding a wing in the British Properties or rebuilding a waterfront residence in Deep Cove, the engagement starts the same way: a walk of the property, a review of the drawings and a written scope with transparent fees.

Begin with a property assessment

A senior manager will walk the residence with you and return a written care plan with transparent pricing. No obligation, no fee.
